Ms. Gans is a well seasoned real estate professional. She began her real estate career in the early ‘80s on the Lower East Side of Manhattan with Trafalgar Properties. She was part of a real estate development team that saw the renaissance of East Village. Peggy quickly rose from a site manager to Controller and partner of the firm which oversaw the management of 1,500 apartment units in Lower Manhattan and Harlem. She acquired her NYS Real Estate Broker’s license during her tenure with Trafalgar Properties.
In 1994, Ms. Gans decided to further her education and received her law degree from Brooklyn Law School in 1998. While attending school in the evenings, she was a legal assistant at the Manhattan real estate law firm of Michael H. Kane and Associates. In addition to her legal duties, she was responsible for the management of the firm’s real estate investments in Manhattan, Philadelphia and Syracuse. She was tasked with the oversight of real estate acquisitions and establishing regional property management offices.
In 2002, Ms. Gans relocated to Syracuse NY and started Hemisphere Management, LLC, a real estate brokerage and property management company. Her firm worked closely with the NYSERDA Multifamily programs and P.E.A.C.E., Inc., the weatherization agency for Onondaga County. She was soon smitten by the good work of her colleagues at P.E.A.C.E., Inc. and was recruited in 2005 to become the manager for their multifamily weatherization division. She was in charge of $17 million of energy improvements during ARRA program.
Fred and Peggy have been associates in the various NYSERDA multifamily programs since their inception. In 2013, Fred asked Peggy to join his team at Buffalo Energy. And now they are partners together in Greenologists!

Mr. Fellendorf is an accomplished building performance specialist with unique environmental experience. He is highly skilled at commercial and residential building energy assessments with a concentration in building envelope design and air barrier systems.
Since August 2007, Mr. Fellendorf has been the President of Buffalo Energy, Inc., an energy contracting firm specializing in residential building performance. Buffalo Energy has completed energy-saving projects on thousands of homes and apartments. They have received multiple awards for “Excellence in Service” from State energy efficiency programs. Buffalo Energy continues to provide energy-saving solutions for residential and small commercial buildings throughout Buffalo and Rochester, New York.
Before launching Buffalo Energy, Mr. Fellendorf spent two years as General Manager of Zerodraft of WNY. During this time he performed hundreds of residential energy assessments. He worked with architects, developers and owners to help create safe, comfortable, and energy efficient buildings. He provided data modeling and documentation services to allow building owners access to incentive programs.
From 1990 through mid-2005, Mr. Fellendorf worked for Ecology and Environment, Inc. an environmental engineering firm located in Lancaster, New York. While there, he managed the firm’s information technology and web development groups. Mr. Fellendorf was responsible for modeling the environmental data through custom application development and geographical information systems. His team created web-based applications and performed modeling in support of a wide variety of environmental projects.

Mr. Nickels is a construction professional with 30+ year record of accomplishments overseeing all phases of commercial and residential construction services. He has led both new construction and retrofit projects with a proven ability to manage the details and deliver successful outcomes.
Mr. Nickels has worked within the multifamily industry throughout his career. In 1985, he became the General Manager for Lonesco Construction, a company started by a real estate group to service the many multifamily properties they owned and managed. Over the coming decades, Mr. Nickels was responsible for millions of dollars of upgrades, rehabs, insurance loss restorations, and build-outs at multifamily buildings throughout Central New York.
Mr. Nickels has been directly involved with every aspect of construction projects on multifamily buildings throughout his career. Over the past decade, he implemented 14 comprehensive energy efficiency projects which utilized Weatherization and NYSERDA programs.
As a seasoned construction professional, Mr. Nickels is an experienced cost estimator, planner, supervisor, and implementer. In addition to multifamily construction projects, he has completed historic restoration of a stone mansion at Syracuse University, built-out several medical suites for many medical providers including St. Joseph’s Hospital, and design/built single family homes in Central New York.
Mr. Nickels is an experienced craftsman and wood worker in his own right. He utilizes solar and other sustainable practices at home. Now Bob is putting his construction experience and passion for sustainability to work for Greenologists.
